Once any needed home financing is approved, Contemporary Construction will apply for building permits. While permitting is being done, we will stake all house corners on the lot as shown on the site plan that was previously drawn. Excavation will begin shortly there after.

Foundation work comes next. While these things are beginning done on site, you will be finalizing picking your exterior window trim and shingle color, as these need to be ordered at this time. Siding, soffit, garage door, and any other exterior colors are also on your “home work” assignment. When the concrete foundation is complete, the plumber will install the underground plumbing so that the concrete floors can be poured. After backfilling and rough shaping the lot is complete, it is time to start framing.

Framing materials, floor trusses, and roof trusses will be delivered on site. The framing will now begin with Lee and Terry continuing to make daily walk throughs’ to be sure things are built as planned and to answer any questions subcontractors may have. Lee will check the site several times a day and keep all subcontractors scheduled as timely as possible. The cabinets will be ordered at this time so final finish choice will need to be made at this time. This includes interior trim, rails, and interior window stain as these either are tonally matched to the cabinets or picked to contrast. This is also a good time to finalize interior paint color and start looking at light fixtures.

Floor coverings will need to chosen also, such as wood floors, vinyl, carpets or tile. In the purchase price of the new home is included an allowance for floor coverings, light fixtures, countertops, vanity tops, and any other item that you where unable to easily pick before signing a purchase agreement. Any allowance is your dollars. If you pick items less in cost, you will be given credit for that amount. If you pick items more expensive, you will be liable for the amount above the allowance.

After the home is brought to the “weather tight” stage, the plumber, the HVAC folks, and the electricians will do their “rough in.” All of the subcontractors may have some questions for you so that they set up their systems to best serve your needs. We will ask that you meet with the electricians the morning they start their “rough in” so as to have items located which will best serve you. Terry and Lee along with the electricians will explain your options and try to make your electrical item location decisions simple. The window interiors will be stained and sealed at this time also.

Once the above subcontractors have finished their work, the house walls will be insulated and all cavity penetrations caulked. Drywall will then be delivered and hung. After the drywall is hung, it will have the joints taped and textured. When this is dry the home will be interior painted. Now the home is ready for trimming.

The trim carpenters will start by hanging doors and cabinets. If you have any wood, tile or vinyl floors they will be installed at this time. The trim carpenters continue with the installation of trim products until the home is ready for carpet. Once carpet is installed, Lee and Terry will go through the home four a couple of days doing touch up and final adjusting. Once we have finished this fine tuning, the home is ready for you. You will do a closing at a title company as with any other home purchase and then you are ready to move in and enjoy the home that was built just for you!
